Boca Grande, FL – the fastest-growing, high-end interior design firm in Southwest Florida – is finalizing its coastal cottage interior for Seagate Development Group’s 5,400-plus-square-foot Sunny Isles model home in Hill Tide Estates on Boca Grande. This is all thanks to Theory Design’s Vice President of Design, Ruta Menaghlazi, and Director of Design, Paula Myette. The award-winning team will apply their world-class concept to a Cape-Cod-style residence, inspired by weathered shingle homes of the Northeast, with a sunny Florida twist come late 2023.
The Sunny Isles’ exterior will present splashes of grays, white and navy blue as well as a modern-coastal metal roof and aluminum shutters and railings. It will all start on the beach patio with a staircase to the tiered outdoor living area and elevator access to the main living space – complemented by statements like French oak flooring, an open staircase with a tri-window detail in the two-story foyer, a study uniquely positioned off the dining area and bar, as well as classic glass doorknobs.
The open grand room will debut a dramatic media wall inspired by breathtaking island views and casual furniture. The nearby chef’s kitchen will boast an expansive quartzite island in white, light gray cabinetry, a herringbone backsplash, a drywall hood with wood band, as well as Thermador appliances, including two dishwashers and a gas range. An adjoining pantry/laundry room will complement this signature space with gray tile, white cabinetry, black hardware and a second refrigerator, while the adjacent dining area will seat eight and accommodate a wet bar with a hammered sink as well as cabinetry, backsplash and a countertop that will reflect the kitchen details.
Parts of the outdoor living will be seen from the master suite, which will feature retreat-style amenities like a morning bar, dual vanities, a deep soaking tub as a focal point and a dual-bench-equipped walk-in shower. Design elements will range from gray cabinetry and painted nickel gap ceilings to marble throughout as well as patterned white and gray tile. A VIP guest suite on the other side of this living level will accommodate a coastal-centric accent tile wall and a linear niche. The outdoor living area will complete the second floor of the Sunny Isles with a tray ceiling, a gray stone-cladded fireplace, nature cast cabinetry, along with an outdoor kitchen in proximity to a shell stone pool deck with a swimming pool and spa.
Off the landing to the second living level (third floor), homeowners and guests will be greeted by a bonus room. It will offer a wood-beamed ceiling, a bar and comfortable furniture – all geared toward relaxation, game playing and more. The multipurpose area will grant direct access to a covered deck and sundeck for personalized outdoor living. This space will conclude with a second laundry room and two generously sized guest suites – reflecting the cottage whites and grays theme throughout the home.
The Sunny Isles model home is made possible in part by R.G. Designs’ architectural design. It is one of the last opportunities to purchase in Hill Tide Estates.
